Before you approve that payment, walk the building. Because not every cleaning job delivers what was agreed, and the time to find out is before you’ve signed off and the contractor has left Dubai.

What Good Facade Cleaning Actually Looks Like

Start with the glass. Clean glass is streak-free when viewed at an angle in natural light. Walk to the far end of the building and look along the glass face. You should see a consistent sheen with no vertical streaking, no mineral tide marks, and no smearing from dirty water runoff.

For aluminium or cladding panels, the finish should be uniform. No patchy areas where one section is noticeably duller than the adjacent panels. No residue lines at panel joints. No white mineral deposits dried onto the panel surface from a poor rinse.

If the building has spandrel panels or coloured cladding between floor levels, those should match in tone and sheen across the entire facade. Inconsistent appearance is a sign the team cleaned some sections and rushed or skipped others.

The Acid Burn Problem: How to Spot It

This is the most serious quality failure in facade cleaning, and it’s irreversible. Acid burn on glass happens when the wrong chemical, or the right chemical at the wrong concentration, is applied to glass without proper neutralisation.
